How to Choose a Batumi District for Buying Property and Investment

Batumi isn't one property market. A seaside apartment on New Boulevard, a unit in Old Batumi, and property in Gonio can sit in the same region with a comparable purchase budget, yet solve completely different tasks. Some locations are geared mainly toward tourist and investment demand, others toward everyday city living, and others are still in an early stage of development. So the question "which Batumi district is best?" only makes sense alongside a second one: what are you buying property for — living, rental, holidays, or capital growth? We go through Batumi's districts, current 2025–2026 market prices and data, and what to look at when choosing a location.

In 2025, Batumi's residential market recovered after the previous year's slowdown. Deal volume reached 17,478 apartments — up 15% year-on-year — and market volume grew to $1.3 billion. Primary-market prices rose by an average of 9.4%. But there's an important flip side: average gross rental yield fell from 8.8% in 2024 to 7.4% in 2025. Galt & Taggart ties this to rising property prices and growing supply; analysts expect further pressure on yield as new projects come online. Rising property prices don't automatically mean rising rental yield — which is exactly why you should choose not just a "growing district," but a specific location and unit that fits your strategy.

Guide → Buying an Apartment in Batumi: Step-by-Step Guide

What kind of property are you looking for?

For permanent living: urban infrastructure, shops, schools, transport, and comfort outside the tourist season.

For rental: tourist or year-round demand, a liquid unit format, and clear unit economics.

For capital growth: developing locations, new projects, and a longer investment horizon.

For leisure: the sea, nature, views, and comfort for personal use.

Now let's unpack each strategy.

How to Choose Property in Georgia for Your Goal →

For living in Batumi

If property is bought for your own living, proximity to the sea is far from the only criterion.

For everyday life, shops, schools, healthcare, transport, parking, heating, and how comfortable the district is in winter matter more.

Heroes' Alley

A modern part of Batumi between the central blocks and the sea. It combines new high-rise development, commercial space, restaurants, services, and relatively quick access to different parts of the city.

The district is actively developing and stays fairly dense, so the specific building, surroundings and future development matter when choosing a unit.

Batumi's inland districts

If the sea isn't a must-have, it's worth considering the city's inland neighborhoods too.

A significant share of projects here target ordinary living rather than investment-style units. Galt & Taggart separately notes the difference between the coastal investment market and residential development within the city.

For renting property out

We won't say "this district definitely rents out better," because that data doesn't exist. We'll talk about the structure of supply and demand instead.

New Boulevard

One of Batumi's largest property markets and the main zone of modern beachfront development.

In the first nine months of 2025, 4,952 deals were registered here — far more than any other district in Galt & Taggart's classification. The average turnkey price in September was around $1,753/m².

The main advantage is the large number of modern complexes and proximity to the sea. The main challenge is competition: two apartments in neighboring complexes can show very different economics because of the view, layout, condition, management company and service fees.

Heroes' Alley

Another large market of modern property. Galt & Taggart recorded 2,802 deals here over 9M 2025, with an average finished-property price of around $2,074/m².

Unlike a purely resort-style beachfront, an ordinary urban function is stronger here: offices, retail, restaurants, services and permanent residents. So an investment purchase should weigh not just potential short-term rental, but the option of long-term letting too.

For a long-horizon investment

If the main goal is capital growth, the selection logic changes. Locations where infrastructure and supply are still forming can become interesting here. But along with potential growth comes greater uncertainty.

Gonio & Kvariati

Gonio–Kvariati can no longer be treated as just a cheaper alternative to Batumi.

In September 2025, the average turnkey price here was around $2,042/m², and the primary-market offer range was very wide — roughly $1,200–4,356/m².

This points to an important feature of the location: very different products sit side by side within one district, from ordinary apartments to expensive resort and branded projects. So the average price here says especially little about a specific unit.

Chakvi

Chakvi is at an earlier stage of market development.

There are resort complexes, low-rise projects, villas and private property here, but the district doesn't yet have the supply density or the volume of independent statistics that Batumi's main districts have.

So it's more sensible to assess an investment in Chakvi not by a promised average district yield, but through the specific project, entry price, infrastructure, transport, and the location's own prospects.

For leisure and personal use

Here, different parameters take priority: surroundings, the sea, walkability, views, privacy, and how much the owner simply enjoys spending time there.

Old Batumi

This is one of the city's most expensive segments.

According to Galt & Taggart, the average turnkey price in September 2025 was around $2,906/m², with the primary-market offer range reaching roughly $1,450–5,780/m².

Here, people are buying not just square meters but the urban setting itself: the historic center, restaurants, architecture, and the ability to walk everywhere. The supply of new property differs significantly from New Boulevard's mass high-rise development.

Property in Old Batumi →

Green Cape

A completely different scenario — a green coastal location next to the Batumi Botanical Garden.

There's less urban infrastructure and apartment-block development here, but more nature, slopes, sea panoramas, villas and low-rise units.

There's no reliable dedicated market statistics for Green Cape, so we won't try to draw an artificial average price here. What matters far more when choosing is the specific unit: terrain, access, distance to the sea, view and construction quality.

How much property costs across Batumi's districts

A single Galt & Taggart snapshot for September 2025, across all districts:

Source: Galt & Taggart, Batumi Residential Real Estate, 3Q25. Prices refer to the primary market for turnkey apartments; deal counts include both the primary and resale markets.

DistrictAvg. turnkey price, $/m²Deals, 9M 2025
Old Batumi≈ $2,9061,220
Heroes' Alley≈ $2,0742,802
Gonio–Kvariati≈ $2,042260
New Boulevard≈ $1,7534,952
Makhinjauri≈ $1,742646
Inland districts≈ $1,6281,317
Peripheral zones≈ $1,3801,211
Kobuleti≈ $1,685435

A district's price isn't a specific apartment's price

An average price is useful as a benchmark, but you can't buy "New Boulevard's average square meter."

Even within one district, price depends on:

  • the specific project
  • the construction stage
  • the distance to the sea
  • the view
  • the floor
  • the unit's condition
  • the complex's infrastructure
  • the payment terms

For example, per Galt & Taggart's September 2025 data, the primary-offer range in Gonio–Kvariati was roughly $1,200–4,356/m², and in Old Batumi $1,450–5,780/m².

In other words, two apartments listed under the same district name can actually belong to completely different market segments.

Don't choose a district by yield alone

In 2025, Batumi's primary-market prices rose by an average of 9.4%, while average gross rental yield fell from 8.8% to 7.4% over the same period.

What's more, Galt & Taggart expects further pressure on yield from the large volume of projects under construction. Analysts separately note that the number of short-term rental apartments could double by 2029 if the current project pipeline is delivered.

"Apartments here are getting more expensive — so it must be a good rental property"

This claim doesn't hold automatically. For an investment, you need to separately calculate the entry price, potential rental income, seasonality, management costs, service fee, and the specific complex's competition.

One budget, different scenarios

Say your budget is $100,000. With that, you could consider:

  • a small apartment in Old Batumi
  • a unit in a modern New Boulevard complex
  • a property in Gonio
  • a more spacious unit in a developing location

The purchase price can be comparable. But these are four completely different investments: one bets on a historic location and limited supply, another on the tourist market, a third on a developing resort area, a fourth on a longer growth horizon.

So we don't start the search with a district. First, we work out: budget → goal → holding period → whether rental income is needed → acceptable risk — and only then compare locations.

We'll match it to your budget

How to choose a district: 5 questions before buying

1. What are you buying for?

Living, personal holidays, rental, or capital growth.

2. When should the unit start delivering a result?

Right after buying, or in a few years.

3. Do you need year-round infrastructure?

For your own living, this can matter more than a beachfront location.

4. How much does liquidity matter?

A popular district usually means more deals and supply, but also more competition.

5. What are you actually buying within the district?

A good location doesn't fix a weak project. And a quality unit can differ noticeably from its district's average statistics.
